Direct mail
Mail the owners in a few clicks
Real estate direct mail that starts from the lots you pick
Pick the lots on the map, design a postcard, and every owner gets one with their name on it. We print it, mail it and track every piece.
Overview
Your mailing list is already on the map
Most mail campaigns start with a bought list. It gets cleaned in a spreadsheet and uploaded to a print site, and some of the names are out of date. Some are renters, and the owners you wanted live somewhere else.
Here you start with the land. Select the lots you care about and each one is matched to its owner of record and the address where they get their mail. Someone who owns three of your lots gets one postcard, not three. Anyone without a mailing address on file is set aside and counted, so you know exactly who you're reaching.
Each owner's first name and property address drop into the message, and you can rewrite any single card. Once it's sent, you can follow every piece until it's delivered.
No list needed
The Lots You Select Become Your Mailing List
Select parcels on the map and open the mail composer. Every enriched parcel becomes a recipient with the owner's name and mailing address of record, grouped so each owner gets one piece. Anything missing an owner record is called out, and you can enrich it right there.
- Owners of several selected lots get a single piece
- Unenriched parcels are left out and counted, never guessed
- Mail goes to the owner's address of record, not the lot
Write once
Every Card Greets the Owner by Name
You type straight onto the postcard or letter. The owner's first name, full name, property address and city drop in on their own, with a greeting you choose for anyone whose first name isn't on file. Open any recipient to see exactly what they'll get, and rewrite their card alone when it deserves a personal note.
- SMITH, JOHN A prints as John A Smith
- Companies and trusts never get a first-name greeting
- 4x6 postcard or one-page letter, four print-safe fonts
I work with buyers who keep asking about homes near 412 Cedar Hollow Ln. If you have ever thought about selling, I would be glad to share what nearby homes have sold for.

Send It, Then Follow Every Piece
Name the campaign, confirm your return address and send. Campaigns then shows each piece moving from queued to in transit to delivered, with its expected delivery date and a proof of exactly what went out. Change your mind about a piece that hasn't printed yet and you can pull it back.
- Queued, in transit and delivered status per piece
- A proof PDF for every piece you mailed
- Pull back queued pieces before they print
Capabilities
What Goes Into Every Mailing
Mail straight from a selection
Select parcels on the map and the owners of record become the recipient list, with no spreadsheet in between.
One piece per owner
Owners who hold several of your selected parcels are grouped by mailing address and receive a single piece.
Personal details that read naturally
First name, full name, property address and city drop into every piece, with a greeting of your choice when a name is missing.
Owner names cleaned for greetings
County-style names like SMITH, JOHN become John Smith, and companies and trusts never get a first-name greeting.
Type directly on the paper
Write on the postcard or letter itself with bold, italics, underline, color and four print-safe fonts.
Edit one recipient without forking the template
Open any owner to see their merged piece, then customize just their message or correct their name.
A remembered return address
Start typing your street, pick the match, and the return address is remembered for your next campaign.
Track, proof and cancel
Follow each piece from queued to delivered, open its proof, and pull back anything that hasn't printed yet.
Use Cases
Mail That Starts From the Map
Real estate farming postcards for a new listing territory
You're starting a farm in a subdivision and want every owner to know your name before spring. A bought neighborhood list would mix in renters and stale names, and you'd still have to clean it.
Result: A postcard addressed to every owner of record in the farm, naming their own home, with every piece tracked in Campaigns.
Offer letters to owners of vacant land
You want to make offers on infill lots in two ZIP codes. Most of the owners live somewhere else, so mail addressed to the lot itself would never reach them.
Result: One offer letter per owner, sent to the address where they actually get their mail.
Reaching every owner along an industrial corridor
Your tenant needs a small warehouse on one corridor and nothing is listed. The quickest way in is a letter to every owner on the strip, and most of them are LLCs and trusts.
Result: Every owner on the corridor contacted in one send, with each letter's status sitting in Campaigns.
Homeowner postcards before a roofing canvass
You're canvassing a neighborhood after a hail storm and want owners to recognize your name when you knock. The list has to match the streets you'll actually walk.
Result: Postcards headed to every home on the route before your crew gets there.

Common Questions
Can I put my own photo on a postcard?
Yes. Upload a photo and it's cropped to fit the front of a 4x6 card, with your headline wherever you drag it. Your photos stay in a library, so the shot of last month's sale is there for the next campaign too.
How do I get mailing addresses for a neighborhood?
Select the neighborhood's parcels on the map and enrich them. Each record comes back with the owner's name and the mailing address on file, and the mail composer uses those directly. No spreadsheet in between.
Can I send mail to absentee owners?
Yes. Mail goes to the owner's mailing address on file, not to the property, so an owner who lives in another state gets it at home. The parcel record tells you who's absentee before you send.
What size postcards can I send?
Postcards are 4x6, with a photo or color front and your message on the back. Letters are a single 8.5 x 11 page, laid out so the address shows through a window envelope.
Can I cancel a direct mail campaign after sending it?
Anything still queued can be cancelled from the Campaigns panel, one piece or the whole campaign. Once a piece is printing, it's on its way.
Will an owner with several lots get several postcards?
No. Recipients are grouped by mailing address, so someone who holds five of your selected lots gets one piece. They're marked with a parcel count in the recipient list, so you can see who they are before you send.
